LoanMLS Etiquette

This document was prepared to educate members about how best to communicate and network with other members on the LoanMLS site.

We are committed to maintaining the integrity and professionalism of LoanMLS and to ensuring that our members have a positive experience.  To that end, we regularly monitor email correspondence for appropriateness.    If we any inappropriate language or behavior, we send one warning email to the offending member, and if we do not receive a response, the account is suspended pending further review.

Do’s

Be Professional.   Members listing  and buying loans are generally sophisticated brokers, investors and/or institutions.   Our members are generally not consumers.

Send Selective Inquiries  

Only send inquiries about loans in which you have a genuine interest.  

Create a Professional Profile

Create a professional-looking profile with a comprehensive description of your business and services.  If you have a professional photo and logo, you should upload these as well

Send Thoughtful Inquiries

Send inquires that are specific to the listing, rather than  using general text.   Pay careful attention to the information provided and ask for clarification or supplementary information.  

Respond to Other Members

Respond in a timely manner to members who have sent thoughtful inquiries.

Update your Listing Status

If your listing is sold or pending, please update the status accordingly.  You may do this by going to  “My Listings”, select “Edit Listing” and then change the Status.

Report Feedback

Report feedback (positive, neutral, negative) to help self-police the site.  You can use the feedback link on the loan listings detail pages to submit feedback.  

Don’ts

Do not spam.  Do not send general inquiries to other members in order to promote your business.  You may include your “pitch” in  the company description of your profile, but not in inquiries.

Competing Sites.  Do not request  that members list their loans on a competing site.

Photos/Logos.  Do not include unprofessional photos and/or logos in your profile.

Phrasing.   It is highly recommended that you do not use phrases such as “free no-obligation quote” or “cash for your note.”    LoanMLS members are lending professionals, so  highly promotional language is inappropriate for this audience.   

Other phrases that  are not well-received by members include “I work with a network of investors” or “I work with x number of investors….” or “I represent a bunch of buyers.”  The majority of members on the site have significant personal and business networks with whom they work, so it is not necessary to communicate this information. 

Questions.  Do not ask questions regarding information that is already provided as part of the listing.  For example, do not ask for the LTV or the note rate if it is already provided in the listing.  LoanMLS members generally enter detailed information in their listings to reduce these types of questions.
